Bruegger’s Bagel Bakery is a bakery café chain based in Burlington, Vermont.

Bruegger’s is a pioneering concept that helped promote the acceptance of the bagel on a national scale, growing rapidly from the early 1980s into a national chain of nearly 300 bakeries in twenty-three states and the District of Columbia.

Segall Group personnel have been involved with the brand’s re-entry into the Washington, D.C. market from 2005, and to date the Company has represented Bruegger’s in the lease of six locations in Washington, D.C., Alexandria and Arlington, Virginia.

Preferred trade area demographics and business characteristics generally consist of:

  • Medium household income greater than $50,000
  • Highly educated population, with a good percentage of Bachelor and graduate degrees
  • High percentage of white collar workers
  • Healthy mix of 1 and 2 person households

  • Optimal location is highly visible and easily accessible to pedestrian and vehicular traffic
  • Larger storefront & signage is better
  • Preference for inbound morning commuter side
  • Convenient customer parking key in suburban areas

Trade Area Activity

  • Prefer to locate in busy areas with healthy concentration of community-focused, “daily use” shopping such as post offices, dry cleaners, drug stores and banks
  • Preferred co-tenants include high-end grocery stores (e.g. Wholefoods), upscale coffee shops (e.g. Starbucks, Caribou), popular apparel, home furnishings and bookstores
